The calculated rental is the net rental plus some of the service costs. The tax office uses the calculated rent to determine if rent allowance is applicable.
The gross rental is made up of the net rental (basic rent) and all service costs. These are standard additional costs for cleaning, maintenance, etc.
The net rental is the basic rent without service costs.
You can apply for a rent allowance in case of self-contained student accommodations and certain approved shared accommodations. This will depend on your income and age.
